A Highland Park Revival
Hidden beneath overgrown shrubbery and years of neglect, 1011 Winterton Street had become one of Highland Park’s most overlooked properties. What neighbors saw was an eyesore. Liam Tennies saw something different.
With financing from Local First Lending, he took on a full-scale renovation that honored the home’s original charm while introducing a thoughtful, modern design sensibility. The finished home drew immediate attention and sold above asking price.
From Mentorship to Main Street
When one of our borrowers was still in high school, he reached out to TJ with a simple question about real estate investing. TJ didn’t brush him off. He mentored him. Years later, that young man teamed up with his mother, found a crumbling property on 2nd Avenue in Burgettstown, and made the leap.
With Local First Lending’s financing, the mother-son duo took a deteriorating structure and turned it into a beautiful home where a family could put down roots.
“He reached out to me when he was still in high school, just wanting to learn. Watching him and his mom complete this project together — that’s what this business is really about.”
TJ Bencho, Local First Lending
Six Days. Under Contract.
In real estate investing, speed to market matters, but it should never come at the expense of quality. This project is proof that the two don’t have to be mutually exclusive.
Every detail was intentional. From the high-end finishes and modern fixtures to the thoughtful layout and design choices, this wasn’t a renovation done to check boxes. It was crafted to feel like a home. Within six days of being listed, the property was under contract.
The Network in Action
Every experienced investor started somewhere. For this first-time borrower, that somewhere was a property most people would have walked right past. Local First Lending provided the financing. Our borrower brought the energy and commitment. And when it came time to sell, one of our trusted, experienced borrowers stepped in as the listing agent.
That’s not a coincidence. That’s a network doing exactly what it’s designed to do. The home sold. A new family moved in. A first-time investor gained the confidence to do it again. And the network got a little stronger.
